Situated in Bramcote, an exclusive suburb, stands this most spectacular development of just twenty four adventurously designed, contemporary homes. Standing proud and imposing, this development is one where design and engineering have blended together to create something out of the ordinary. William May Developments Ltd, an experienced, long standing reputable housing developer, won planning permission to construct twenty four contemporary homes in the grounds of an established college. The designs are far from traditional. Offering a contemporary space for the modern family, they incorporate spacious, light and airy rooms, roof terraces for entertaining, (some engineered to take the weight of a full hot tub), brise soleil, canter levered roof systems and a whole lot more. All of this set within established greenery and minutes from the nearby motorway.

This exciting development showcases effective engineering, adventurous design and the possibilities afforded by offsite timber manufacture when it is considered at the early stages. Interestingly, although from a traditional brick laying background, William May Developments decided from an early stage that lightweight cladding and a rendering system would be the most timely and therefore most cost effective system. In terms of this development, the early involvement of the structural design team was imperative. This allowed the foundation loads to be calculated so that solutions could be engineered for the differing ground conditions that were found on the site. It was important that all the cladding details from the ridge of the roof right down to the drip at the end of the render system, adjacent to the ground were considered to allow the suite of materials to be delivered ready for installation. This ensured that each home could be completed in the minimum amount of time possible. Each home was constructed to a twenty week program, from foundations to internal finishes and carpets. The use of Oakworth’s factory insulated timber structure, allowed the windows and cladding trims to be installed straight after the structure had been completed. This also allowed for the underfloor heating system to be laid in a screed on all levels of the building. The accuracy and forward planning of the engineering, a detailing stage of these structures, and the closely combined efforts of the design and project teams ensured that all elements were considered. This resulted in a project that was completed on time, within budget and without any unnecessary surprises.

Due to the high profile nature of this project and the rapid pace of its construction with such high quality finishes, interest in the supply team and this method of design and construction has remained high for subsequent projects. These unique designs showcase effective engineering and the possibilities afforded by offsite timber construction. This, combined with the need to plan ahead with precise manufacturing, ensures this method of construction has never been more popular.
