Project Overview:

Seven-storeys constructed entirely of CLT including common areas and lift shaft Scotland's tallest timber building Granting of Building Warrant is the first ever multi-storey domestic case in Scotland.

Ellerslie Road is a residential development located to the west of Glasgow city centre. Overlooking the banks of the River Clyde, the seven-storey flatted block comprises 42 one, two and three bedroom apartments delivered for and managed by Sanctuary Scotland, part of Sanctuary Group. Constructed by CCG, Ellerslie Road is one of Scotland’s most innovative housing projects having being constructed entirely using Cross Laminated Timber (CLT). As Scotland’s tallest timber building, it is an exemplar for innovative design to improve construction practice and demonstrate how new materials and techniques can assist in improving efficiency and sustainability. The applied use of Cross Laminated Timber has delivered an optimised solution for housing. The use of CLT is a result of CCG’s approach to innovative construction, actively researching and testing the use of CLT for many years with assistance from Edinburgh Napier University. After electing to apply this research to Residential development, MAST Architects were enlisted to provide an optimised solution that could accommodate CLT as the primary building material whilst offering a development of 42 flats for mid-market rent that was commercially viable.

Project Application:
The principal design of the building has been carefully considered to maximise the efficiency of CLT with the resulting layout comprising three blocks of accommodation around one central stairway. The superstructure is built entirely from CLT, including the common areas and lift shaft, with Building Warrant approval being granted after the submission of evidence to Scottish Building Standards Division, Glasgow City Council and Scottish Fire and Rescue Services, the first ever multi-storey domestic case in Scotland. Working with Smith and Wallwork Engineers, a bespoke platform was used to support the CLT superstructure due to the lightweight nature of the material and the exposure to wind loadings along the river. The superstructure also includes design features to provide enhanced resistance to disproportionate collapse, which has encouraged the Institution of Structural Engineers to review regulations on Disproportionate Collapse. Ellerslie Road used Circa 1240 cubic meters of CLT, which equates to 936,000 kg of embodied CO2. Furthermore, the construction phase benefitted from the use of CLT in terms of reduced erection/construction time, reduced material wastage, inherent air tightness and thermal properties. Working alongside specialist CLT contractor, Eurban, the entire seven-storey superstructure was erected wind and watertight in a net period of just 16 weeks.


Outcome / Results / Success Factor:

Residents will further benefit from the use of solar PV panels which have been installed on the building’s roof which will offer additional, long-term energy savings on their energy bills. An additional element to innovative construction techniques comes in the form of the building’s facade which is clad in a mix of rainscreen cladding and the Alumasc Acrylic Brick Slip System, a lightweight solution supplied by Alumasc Facades replicating a traditional brick aesthetic. As part of CCG’s long-term commitment to providing employment and training opportunities, CCG was able to support the employment of 2 full-time labour staff [each from the Glasgow area] and a trade apprentice [undertaking a 4-year programme] as a direct result of the project. Further to that, Ellerslie Road had 4 existing trade apprentices work on the project and also accommodated site tours for Barnardo’s Works Construction Programme and Clydebank Primary School. A £100 donation was also given to the Ellerslie Resident’s Association to improve their website.
